Bidding Process
  1. Open house inspections are available on Fri Aug 15, 5pm – 8pm, Sat Aug 16, 10am – 6pm, and Sun Aug 17, 10am – 6pm.
  2. Bids may be submitted until 7:00 pm Sunday August 17.  Any bid may be submitted at any time prior to that time.  Anyone that has viewed the home previously may call in a bid.  Bids will also be accepted via phone or email during the same time.
  3. Bidding is open – anyone can ask and be told the status of any bids at any time.
  4. We will sell the home to the highest bidder in round robin bidding on Sunday night starting at 7:00 pm.To start the round robin bidding, we will call all the bidders and give them the opportunity to become the high bidder.  We will then continue down the list of bidders until we have a final high bid established.
  5. If we have an unbreakable tie, the first person to have entered the tie bid will win.  Therefore it is in your best interest to enter your bid early in the open house period.
  6. Bids must be $1,000 apart.
  7. A contract will be signed by the highest bidder within 24 hours either in person or via fax. 
  8. A $1,000 deposit is required at the contract signing with a full 10% of the final sale price received as a deposit within 96 hours of contract signing.  If the deposit is not received in time then the contract will go to the next highest bidder.
  9. Settlement will proceed as in a normal sale, except that all bids are subject to lender approval.  If the lender approves the bid as a reasonable bid, then the settlement will proceed and the buyer will receive a free and clear title to the house and property.

At the Fenwick Island / Ocean City, MD border, turn right onto Rt. 54.
Go West on Rt. 54 for 2 miles passing Harpoon Hanna’s and Smitty Magee’s.
